What Over 25 Years in Real Estate Has Taught Me

These days, buying a home can start with a swipe, a search, or an app notification.

But after over 25 years in real estate, I’ve learned that the most important things about a property rarely appear in the photos.

A beautiful quartz kitchen is easy to love.

A potential problem? That takes experience to see.

When I’m helping buyers evaluate a home, condo, or investment property, my goal is not simply to find a place they love. My job is to help them understand what they’re really buying.

Over the years, I’ve learned to look beyond the staging and fresh paint.

I pay attention to questions such as:

✅ Are the HOA reserves healthy?

✅ Are there recurring special assessments?

✅ What do the board meeting minutes reveal that the listing doesn’t?

✅ Is deferred maintenance becoming a future expense?

✅ Are rental restrictions likely to affect future resale value?

✅ Is the location likely to create issues with noise, traffic, or future development?

Some of the most valuable advice I provide isn’t about moving forward with a purchase. Sometimes it’s about recognizing a red flag early enough to avoid a costly mistake.

Experience creates perspective.

I’ve worked through changing interest rates, market cycles, multiple technology revolutions, and thousands of inspections, negotiations, and due diligence reviews. Patterns emerge over time, and pattern recognition can save buyers significant money, stress, and disappointment.
