The Market Nobody’s Talking About (In a Good Way)
If you only read national headlines, you would think the housing market had ground to a halt.
Mortgage rates are hovering around 7%, affordability remains a challenge, and a lot of buyers are understandably waiting on the sidelines for “the right time.”
Here in Chicagoland, the numbers tell a completely different story.
We have quietly become one of the strongest, most resilient housing markets in the country. Home prices are up year-over-year, and our metro area continues to see tight inventory and steady demand, even with elevated rates.
What’s Actually Happening on the Ground
Across Chicago, the North Shore, and our near Northwest suburbs, I am seeing a pattern that surprises many people:
- Well-priced homes are still attracting immediate attention and moving quickly.
- Overpriced homes are sitting on the market, racking up days on market.
That is not a frozen market. That is a highly selective market.
The Hidden Risk of Waiting
Many buyers are waiting for lower mortgage rates before making a move. The challenge with that strategy is simple market psychology: if rates fall meaningfully, thousands of those same waiting buyers will jump back into the market at the exact same time.
More buyers chasing the same limited inventory can easily lead to a return of intense competition and higher prices.
Remember: A mortgage can be refinanced. The purchase price usually cannot.
The Reality for Local Sellers
For sellers, the story is equally interesting. The Chicagoland market remains relatively inventory-constrained compared to many other parts of the country. Properties that show beautifully and are priced appropriately from day one are still finding eager buyers.
The transactions that succeed right now are the ones where:
- Sellers price thoughtfully and objectively.
- Buyers fully understand their purchasing power.
- Both sides stay tethered to local market realities.
The homes that struggle are usually trying to prove a point rather than accomplish a goal.
Real Estate is Always Local
Whether you are thinking about buying your first home, selling a longtime family property, downsizing, upsizing, or simply wondering what your home might be worth today, good decisions start with good information.
Despite what the national news suggests, Chicago, the North Shore, and the near Northwest suburbs continue to provide excellent opportunities for buyers and sellers who understand the local numbers.
